It is part of a master-planned community with approximately 400 residential units that is all within a walkable distance of the commercial buildings. All of the residential housing is on pace to be complete in advance of the grand opening of The Gateway.

The concept plan and initial renderings for the parcel have been focused on a common area and green space that will be flanked by an anchor restaurant on one side and a food hall on the other. This will represent the hub of the community-focused center and will capture breathtaking views of the nearby mountain range on a second-floor balcony. Terry thinks the future of commercial real estate is about creating local experiences that emphasize placemaking. “We want to provide our community with the ability to congregate with their neighbors in a safe, welcoming and family-friendly area that offers a variety of options, activities and things to do. The common area will have a town-square vibe and could include everything from morning yoga, cornhole tournaments, live music, and a cross-section of other pop-up events.”

They are looking for expansion minded, companies that have high standards and a track record of providing exceptional customer experiences. Lockwood, the leasing agent, envisions tenants such as coffee shops, pizzerias, boutique retail, and co-working spaces, all tailored to enhance the local lifestyle. “We’re not just filling spaces; we’re curating a mix that brings real value to our residents, visitors, as well as to the retailers themselves. ” Lockwood explained. Terry said their vision includes providing educational workshops around operations to help tenants be sustainable, looking at creative and innovative ways to drive foot traffic and awareness for the tenant’s brand.

At this point, Terry mentioned that he is not in a hurry or fixed timeline and that he is more concerned about momentum. Terry went on to say that “everyone’s first question is “when” is this going to happen and my response is that the reality of ground-up development is that it’s a tedious and long journey.” Terry said, “we’ve been patiently waiting until we felt the market conditions were better to start this phase. We also did not want to compromise our mission, which is based on local, neighborhood enrichment. We’ve assembled a pre-development team of experts that want to serve the community and make a difference.”

The next steps include working with the City of Jasper in a collaborative way to work on site plans and permitting. We want to leave behind “a resilient, legacy project for Pickens County and this requires a lot of coordination with different stakeholders.”
